This map depicts the parishes of St. Andrews and St. Clements, to the northeast of the present-day city of Winnipeg. It is coloured to show lands under cultivation, prairie and meadowland, and woodland. In particular, lot 163, Parish of St. Andrews shows names of owners in red ink. As is typical of Métis settlements, the land is divided into long and narrow river lots. The centre of the map shows the Hudson's Bay Company land that included Lower Fort Garry, a hub of the fur trade (not to be confused with Upper Fort Garry, located in present-day Winnipeg).

St. Andrews (on the Red) Church, also known as Lower Church, was the largest of the three early Anglican parishes of Red River Settlement. It was founded in 1829 and the stone church building, pictured to the west of the river on the map, was built in the 1840s. The Anglican parish of St. Clement was founded just to the north of St. Andrew and of Lower Fort Garry in 1861.

Two dates are used because the surveying was completed in November 1873 and the map was published on 1 January 1875.

The second version (NMC11530, Mikan/item number 5300704) is a transcript version of the manuscript map. In lower right corner is printed: "Photozincographed at the Surveyor General's Office, Ottawa, Canada".

The third version (NMC11529, Mikan/item number 5300703) is a coloured print. The stamp of the Department of Public Works and manuscript feature "8" both appear. The acreage of Lots 127-130, Parish of St. Andrews has been changed in red ink. This version also has "Drawn by B. Billings. Photo-lith. by the Burland Desbarats Lithographic Company, Montreal" in the imprint.
